The Mercury Real Estate Guide : January 17th 2013
4 --- MERCURY Thursday, January 17, 2013 SECLUDED: Lyn Sinclair relaxes on the deck of her Dynnyrne home. Picture: ROGER LOVELL Mum makes her mark DYNNYRNE, 12 Pillinger St Offers $495,000+ Brick house with Colorbond roof. House/land: 164m2/323m2 Petrusma Property Sandy Bay Refer: Sam Monks 6224 7889 realestate.com.au ID: 111991111 32- WHILE many parents may hand down their houses to their children, in Lyn Sinclair's case it was the other way around. Lyn bought her daughter's Dynnyrne property five years ago and set about renovating the impressive two storey 1920 residence to provide modern space and generate some extra income. With two bedrooms, a bathroom, a kitchen and an open-plan living area flowing onto a deck upstairs, Lyn did not need all the room downstairs and has been renting the space out. ''When my daughter owned this house I always felt really comfortable in it,'' Lyn said. ''It was in a dreadful state, really bad. It was in need of a total makeover butitwasalotoffundoingitup. ''The reno mostly involved knocking walls out, lowering ceilings and adding a new deck.'' Despite its proximity to the CBD, the home enjoys a quiet and private setting close to Fitzroy and Parliament gardens and the deck has a leafy outlook over the backyard and surrounding bush. ''I moved from a place in Sandy Bay with water views and everyone said 'won't you miss the views?' Lyn said. ''But no I don't, it's different here. ''You feel like you're sitting up amongst the trees.'' Stunning polished timber floorboards and ornate fretwork are found in the living areas and converted open fireplaces adorn both bedrooms. Lyn boarded up the internal staircase during the makeover but it is still intact should the new owner(s) want to rejoin the two storeys. Downstairs offers separate access, one bedroom, a study area, a bathroom, a kitchen and a living area with underfloor heating throughout. The self-contained unit currently returns $225 a week in rent. ''I love living here because I work at the hospital so I can walk to work,'' Lyn said. ''The flat underneath gives me a bit of income. ''And I've never had any trouble renting it out with it being so close to the university.'' Lyn and her partner are planning to build a new home after buying a block of land in Sandy Bay. ''We're going to build a four- bedroom house,'' she said. POSTCODE with property writer JESSICA HOWARD 7005 Your Real Estate Media Professionals.
